7 STEP BUILDING PROCESS

DISCOVERY

First, we’ll book a Discovery Call, where we will ask you a series of questions about your plans to build to help uncover and understand your needs. If you are agreeable to our pre-construction process and the project is a good fit for us, we will schedule a 1hr meeting at your property.

PRELIMINARY BUILDING AGREEMENT (PBA)

We will discuss your project with our team and provide you with a Solution Presentation, which will clearly define the stages of our unique preliminary process. If you’re happy to take the next step, just sign, and return the Preliminary Building Agreement.

PROJECT DISCOVERY & DESIGN DEVELOPMENT

STAGE 1 PROJECT DISCOVERY

Our PBA gives us an opportunity to determine your design aspirations and test this against your budget. It allows us to review project documentation, concept plans or ideas and provides you with a Bespoke Budget Plan and Project Program using real-life data from similar projects we have completed in the past.

STAGE 2 DESIGN DEVELOPMENT

The PBA moves onto a collaborative design development stage, for which further investment is required to develop your plans and scope of works. This will require your input and involve other consultants such as an interior designer, architect, engineers, town planner, etc.

We are now able to fine-tune the estimate, which may require a process of value engineering, giving you control over what should stay or go in your dream home. We will determine the required approval process- Exempt Development, Complying Development Certificate or Development Application. All your selections and finishes will be made during this stage, including tiles, appliances and finishes.

BUILDING TENDER, CONTRACT & PROGRAM

We should now be at a stage where your design brief and your budget is more aligned, construction-level documentation has been issued and we can provide you with an accurate, detailed Project Cost-Plan, including a Scope of Works and Project Program. We will run through this with you in detail to make sure everything is perfect.

The program will include milestones and allows you to arrange alternative accommodation if required. We will also assist you with any approval processes and make recommendations regarding any other consultants that may be required.

We will issue you with a Master Builders Association Contract and spend time running through each clause of the contract and answer any questions you may have. This stage also allows you to secure your place in our Operational Program and schedule a start date for your project. We will also assist in obtaining your construction certificate with a Private Certifiers Construction Certificate Checklist.

PROJECT COMMENCEMENT

Now for the exciting part and the stage of the job that we’ve all been working toward. Depending on the size of your project, a Site Manager or Projects Coordinator will be assigned.

We will establish your site and notify the neighbours that we are ready to go, leaving them with our contact details and keep them informed of any noisy or potentially disruptive days in the schedule.

We will schedule regular project meetings with you and issue regular detailed progress claims, and keep you updated with the project program.

PRACTICAL COMPLETION & HANDOVER

We want you to love your new home. Before we hand over the keys, we will carry out a full quality assurance inspection with you. At this stage, we will also provide you with a comprehensive Home Owner’s Manual, which includes your warranty information, fixtures & finishes schedules, servicing & cleaning information, services diagrams & ‘as-built’ drawings.

POST CONSTRUCTION

Our relationship doesn’t end when we hand over your keys to your new home. We provide a free ‘Health Check’ at 3 months and 12 months after completion so we can monitor your home during all four seasons of the year.
